In Case You Missed ParGo 4.5 and 4.6

ParGo 4.5 and 4.6 bring shape based search, a fully redesigned dashboard, more complete CRE Comps, the debut of ParGo Atlas, AI-powered searches around custom map shapes, and sharper DROP research with a redesigned report. Together, these releases make it easier to organize work, analyze complete properties, present opportunities, search spatially, and research the people behind a deal.

    1) A Dashboard Built Around How You Work

    • Everything important has its own home: Projects, Pipelines, Criteria, Results, and Prompts now have dedicated tabs for faster access.
    • Better organization and visibility: Use tags, filters, search, sorting, shared views, and grid or list layouts to manage work your way.

Why it matters: A cleaner dashboard reduces the time spent hunting for saved work and makes it easier to move between research, results, pipelines, and AI workflows.

The ParGo dashboard has been rebuilt from the ground up around how users actually work. Projects, Pipelines, Criteria, Results, and Prompts each have their own tab, which means saved searches, results lists, and favorite AI prompts are easier to find without opening individual projects first.

Users can also star prompts directly from AI Advisor so they are available later in the Prompts tab. Projects can be organized with color-coded tags and filtered in one click, while Active, Shared, Hidden, and Archived views make it easier to manage larger workspaces. Shared projects can even be hidden from an individual user’s view without removing access for the rest of the team.

    2) Comps That See the Whole Property

    • Analyze multi-parcel properties correctly: ParGo can assemble same-address parcels into a single subject property for comp analysis.
    • Cleaner comparable sets: Multi-parcel comps are grouped into complete properties when the underlying records support it.

Why it matters: Real estate often trades as a property, not as an isolated parcel. Evaluating the entire property produces cleaner, more defensible comparable analysis.

Many properties span multiple parcels, and ParGo Comps now reflects that reality. When users search an address, ParGo immediately shows every record at that location and suggests eligible same-address parcels that can be assembled into one subject property.

Comparable properties are handled the same way. ParGo groups listings when the parcels belong to the same property, and completed sales are grouped when all parcels traded as part of the same recorded sale. The result is a cleaner comp set that avoids comparing a multi-parcel asset with only one piece of a similar property.

    3) Build Your Comp Set Your Way

    • Add the comps you know matter: Add properties by address, map selection, or directly from a parcel pop-up.
    • Save your preferred search criteria: Keep settings such as sales windows, property types, and subtypes for future comp searches.

Why it matters: Automated comp discovery is powerful, but professionals still bring valuable market knowledge. ParGo now combines both approaches in one workflow.

Users can now add their own comparable properties when they know a specific asset belongs in the analysis. Added comps can come from an address search, map selection, or parcel pop-up, and ParGo automatically fills in available property type, sales, and listing information.

Comp search settings can also be saved. If a user prefers a 12-month sales window instead of the default 36 months, ParGo will remember that preference. Find Comps can now launch directly from query results, and users can select multiple property types and subtypes, even when a parcel’s existing classification is incomplete or incorrect.

    4) Meet ParGo Atlas: A Better Way to Present Properties

    • A new presentation experience: ParGo Atlas is the next generation of the HTML export, designed for sharing properties outside the platform.
    • Clearer property identification: Parcels are numbered consistently across the map and list, with boundaries shown directly on the map.

Why it matters: Good analysis still needs to be communicated clearly. Atlas makes it easier for clients, partners, and internal teams to understand exactly which properties are being discussed.

ParGo Atlas debuts in these releases as a new Beta experience for presenting property opportunities. It is designed for users who need to share work with people who may not be working directly inside ParGo.

Each parcel is numbered on both the map and the property list, removing ambiguity when reviewing multiple opportunities. Parcel boundaries are displayed directly on the map, and opening a parcel’s details automatically recenters the map so the selected property stays in focus.

    5) Shape Based Search Inside, Near, or Away From Any Shape

    • Use your own geographic boundaries: Import a KML file and ask AI Advisor to search inside, near, or beyond the shape based search.
    • Works with existing polygon layers too: Run the same searches against layers already available in ParGo, such as opportunity zones.

Why it matters: Many site-selection and market-analysis questions are based on custom geographies, not simple points or administrative boundaries. Shape based search turns those geographies into actionable property criteria.

Users can now import a KML file through the Layers panel and ask the AI to find parcels inside the shape, within a certain distance of it, or at least a specified distance away. A search such as “commercial parcels within one mile of this district” can now be executed directly.

The same capability works with polygon layers that already exist inside ParGo with shape based search. For example, users can ask for industrial parcels within a selected opportunity zone layer, making custom spatial or shaped based search criteria easier to incorporate into natural-language analysis.

    6) Sharper DROP Research and a Redesigned Report

    • Better owner and contact research: DROP has improved its ability to find owner companies, brochures, contact pages, phone numbers, and emails.
    • Stronger evidence and reporting: Contacts are clearly labeled by role and supported by source links, dates, and document references.

Why it matters: Property research becomes more actionable when users can understand who is connected to an asset and see the evidence supporting each result.

DROP reports are now smarter and faster, with improvements to how ParGo researches ownership, companies, brochures, and contact information. Phones and emails are matched more carefully to the right person or company, while owners, managers, brokers, and possible contacts are clearly identified.

The redesigned DROP PDF includes the supporting evidence behind each result, including source links, dates, and document page references. If a single DROP result needs to be rerun, users can now rerun just that parcel instead of repeating an entire batch. For larger DROPs, address search makes it easier to find a specific property inside the report.

    7) Get to Know the People Around a Site

    • Ask AI Advisor for trade-area demographics: Get demographic profiles such as age distribution within a selected radius.
    • Compare trade areas more easily: Expand or collapse demographic sections and view clearer trade-area rings on the map.

Why it matters: Parcel data explains the property. Demographic context helps explain the market around it.

Users can now ask AI Advisor for a demographic profile around a specific parcel, such as an age breakdown within one mile. This makes it easier to bring market context directly into site evaluation without leaving the analysis workflow.

The demographics panel has also been improved with a new Expand All and Collapse All control for easier trade-area comparison. Trade-area rings on the map are darker and more visible, making it easier to understand the spatial relationship between a site and the populations being analyzed.

    8) Small Things That Add Up

    • Smarter layer filtering: Map layer filters now support numeric comparisons such as greater than and less than.
    • Better parcel and Pipeline handling: Census Designated City is now searchable, numeric codes display readable labels, and Pipeline supports multi-select across columns.

Why it matters: Small workflow improvements can remove significant friction when users are filtering large datasets, managing pipelines, shape based search or working with inconsistent location records.

Map layer filters now support numeric operators such as greater than and less than, giving users more control over data filtering. Parcel Details also now includes Census Designated City alongside Parcel City, and AI Advisor can search either field so parcels are less likely to be missed because of differing geographic definitions.

Fields that previously displayed numeric codes now show readable labels, making results easier to interpret. In Pipeline, users can also multi-select parcels across different columns, improving bulk management across active opportunity workflows.

    FAQs

    How does shape-based search work?

Users can import a KML polygon or use an existing polygon layer in ParGo, then ask AI Advisor to find parcels inside the shape, within a specified distance of it, or beyond a specified distance. This makes custom geographic criteria directly searchable through natural language.

    What is ParGo Atlas?

ParGo Atlas is the next generation of ParGo’s HTML export and is designed for presenting properties outside the platform. It includes numbered parcels across the list and map, visible parcel boundaries, and a map experience that keeps the selected property in focus.

How do the new Comps features improve property analysis?

ParGo can now treat multi-parcel properties as complete assets instead of separate parcels, both for the subject property and comparable properties. Users can also add their own comps, save preferred search criteria, and launch Find Comps directly from query results.

What is new in ParGo 4.5 and 4.6?

ParGo 4.5 and 4.6 introduce a redesigned dashboard, enhanced multi-parcel CRE Comps, user-added comps, ParGo Atlas, shape-based AI search, improved DROP research, demographic enhancements, and several workflow improvements across maps, Pipeline, and property details.
