What's New in ParGo 4.4: CRE Comps, Trade-Area Demographics and more
ParGo 4.4 is here, and it's a big one for anyone who lives and breathes deal analysis. This release brings CRE Comps with exportable comp reports, a much faster way to hand a full results list to the AI, and a smoother export experience. Here's what's new.
Pull comps without leaving ParGo
Validating a price used to mean jumping out of ParGo to track down CRE comps sales and listings by hand. Not anymore. Hit Find Comps on a property and ParGo finds comparable properties across Recorded Sales, For Sale, and For Lease, matched on property type, location, and size.
Click a CRE comp on the map and it lights up in the list. Line properties up side by side to see how they really stack up. When a property is made up of several linked parcels, ParGo treats it as one property, so your comp set stays clean.
Ready to share? Pick up to 10 comps and export a polished PDF comp report, complete with comparison tables and maps, ready for your client, your team, or your underwriting file.
Hand the AI your whole results list
Picking parcels one page at a time is so last quarter. Select All now grabs every parcel in your results list, across every page, not just the ones on your screen. Select All and Remove are always there when you need them, even before you've selected anything.
That full selection is ready for the AI too. Pull parcels straight from a results list into the Select Parcels for AI Tool, and the AI can work through the whole set, not just the first page.
Know who's around your site
Who actually lives near this parcel? Now you can just ask, and you can put the answer to work. AI Advisor understands trade-area demographics, so you can use drive-time or straight-line distance demographic data right in your searches. Look at a site by how far customers can drive to it, or by a simple radius around it, and let ParGo find parcels that fit.
Parcel Details shows a 3-mile snapshot by default. When you want more, ask AI Advisor and it can draw on the full set of radius and drive-time trade areas.
Exports that keep up with you
You can now customize your export right inside the export window, just before you export, without bouncing to another screen. You'll also see the estimated credit cost for your selection before you commit. If you need more credits, save your project first so your export setup is still waiting when you come back.
A smoother map experience
Layers now respect their visibility ranges instead of trying to load the entire country at once, so the map feels a lot snappier. Symbology colors you pick for imported CSV layers now stick instead of reverting to orange. And if you've connected your own ArcGIS account, ParGo's core layers like Parcels now load reliably no matter what your ArcGIS account can access.
